The full effects of the property bust have not unravelled yet, the full effects of the budget have not unravelled yet and we don't even know what the budget in December (which will be tougher given it is after lcoal elections)will bring.

From a property perspective I would be surprised to see a recovery in prices anytime this year, we may see more sales as people become cash strapped but I don't think this is demand driven and so therefore I don't think we will see house prices pick up.

Just some thoughts, this is all crystal ball gazing so I could be totally wrong.
